Marketing Plan

1. Let’s Get Listed! Security lockbox (sentrilock). I’ll always know who’s entering your home. Coldwell Banker in ground sign with rider.

2. Home Enhancement. Develop a plan to enhance your property’s ability to attract buyers. This may include a "stager" who will help to present your property in the very best light possible. I also have a home staging certificate.

3. Teamwork. Your property will be promoted within our office, consisting of over 60 agents, and in all Coldwell Banker offices in the area.

4. Multiple Listing Service. I will enter your property in the MLS with the multiple photos. I’ll make sure all your home’s information is provided so buyers can easily find your home.

5. Photographer: Professional photos for the MLS. Your home’s photos can be uploaded to UTube!

6. Direct Marketing. "Just Listed" postcards will be mailed to the area surrounding your property.

7. Brochures. Information and pictures highlighting your home will be available to all interested parties. Our office provides high quality brochures w/pictures for your home.

8. Qualifying buyers. I require that each contract submitted to you be accompanied by a pre-qualifying letter from a legitimate mortgage company. If this is not available, Coldwell Banker Mortgage can pre-qualify any potential buyer in just a few hours.

10. Broker Open House. I will invite all area brokers to view your property on a specific day with lunch provided to get feedback from them with regard to pricing, location, and condition.

12. Public Open House. I will hold open houses if it is appropriate in order to generate interest in your property either Saturday or Sunday.

13. Marketing Activity Report. I will provide you with a weekly/monthly report showing all activity, Homebase Insight – Listing Activity Report/Virtual Showing.

14. Target Marketing. Once I have determined the highest and best use for your property, I will market it to all appropriate parties.

18. Proactive Pricing: I will meet the bank appraiser at your home with a copy of the contract, list of updates, brochure and Market Action Report to show your home’s value.

19. Immediate Response To All Inquiries. Home Base InTouch sends all inquiries to me personally by phone or e-mail. If I am not available, it will direct the inquiry to another available, qualified agent.

20. Feedback reports: Customized feedback report directly from the showing agent.

21. Concierge Service: Our company provides a concierge service to all our clients and I have a list of contractors I’ve worked with in the past.

22. Your team: I work with professional and trusted attorneys, lenders and home inspectors.

23. Home warranty: American Home Shield warranty can be ordered through out office.

24. Title: Seller’s can order Title through Burnett Title and save money.
